1. Proposed CBD zoned "Commercial Area A" (revised) starts its Southwest border at S.B. Caney Road below the Stream Buffer at (proposed) "Harrison Parkway" adjecent (needed!) Brookwood School secondary-access, running N.E. into S.B. 141 to create a 4-way w/Ashford Greenway Drive (adjecent @ N.B. 141), then runs S.B. 141 > 450+/- ft. to the 141/Brookwood Road intersection, then W.B. Brookwood Road > 400 ft. passing Caney Road to create a new intersection 200+/- ft. farther W.B on Brookwood Road, then right into (new) Caney Road, to follow property lines back to point of origin, to create "Commercial Area A+C" within this discribed perimeter.
2. "Right turn Only" into and out of Caney Road from Brookwood Road is required in future traffic planning, and (new) Caney Road becomes that buffer required between Commercial Area A+C component and existing land uses. The "Historical" Harrison Home is relocated (incl. others? to Park Area #1) for use as a Community Resource ie; weddings, parties, meetings, etc. to improve Commercial Area A+C land-use, and relocation of Caney Road offers an improved traffic solution Level Of Service (LOS).
3. "Commercial Area B" is re-designed to employ more advanced tertiary/secondary a stormwater retention methods (Sub-Median Retention Reservoirs, etc.) to effect use of a smaller retention pond, increase viable CBD component, and improve respect of the environmentally-sensitive streams and buffers it encroaches otherwise.
4. Hwy. 141 bound Caney Road drivers are directed to Harrison Park Blvd. through Commercial Area A+B to a 4-way required @ S.B. 141 & Ashford Greenway dr. It's Right-Only into Caney Road from Brookwood, and a Right-Only out of Caney Road westbound onto Brookwood Road. A "Cat-walk" allows safe-crossing of Brookwood Road for the Bicycle and Pedestrian access to those CBD and Community Park areas.
5. "Park Area 1" includes all that area N.W. of "Harrison Park Blvd" (as revised), whereas "Park area 2" offers potential site-relocation for "Historic Homes" re-located from CBD component, etc., while providing "West-side Parking". Additional parking is accessed from Harrison Parkway parking, and available to all amenities located in that area adjecent Commercial Area A+C. "Passive Use" Bi-Ped pathways are employed everywhere appropriate...perhaps leading to a small acoustic amphitheatre...All offering the community an enticing amenity...as drawn and built by Lauth perhaps?
6. "Residential Area D" (Christopher Robin & Caney Road) is re-zoned as R-1 (R-3 is proposed) in consideration of decreasing densities within the Big Creek "Small Watershed" overlay. Park-proxemity in-values them as desireable "Estate Lots" developable @ 1.5unit/ac. (w/25% max. IPS per those DNR Part V regulations).
7. The Greenway Trail inter-connects Harrison Park via McGinnis Ferry Road Bi-Ped Trail to Forsyth County Dist. 2 Sub-areas Johns Creek (Medlock Bridge and Brookwood Road), Big Creek (Old Alpharetta Road/Shiloh Pkwy./Caney Road), and South Forsyth (141-Peachtree Pkwy.) via the Windemere Bi-Ped Trail & Hwy. 20.
8. This plan reduces and/or improves the negative impact of impervious surfaces, land disturbance, stormwater retention, and traffic L.O.S., with its development offering the three most deserving sub-areas of Forsyth County GreenSpace to share!
